Olmsted County reminds residents of 2026 property tax payment deadlines and options

Olmsted County announced on April 28 that real and personal property tax payments for 2026 are due in two installments: the first half by May 15 and the second half by October 15.

The county said these deadlines are set to help residents avoid late fees and penalties. Payment must be made in full by the statutory deadlines as required under Minnesota Statute § 279.01, which states that the total levy is legally due and payable as shown on each taxpayer’s statement.

To make paying easier, Olmsted County offers several options. Residents can pay online through the Olmsted County paying property taxes webpage, set up automatic bill pay with their financial institution, enroll in bi-annual automatic withdrawals (ACH) with the county, mail payments to P.O. Box 6681 in Rochester, call Official Payments Corp.’s automated hotline at 800-272-9829, visit the Government Center at 151 – 4th Street SE in Rochester to pay in person, or use a drop box at the center.

A recent update from the United States Postal Service may affect how mailed payments are processed. Effective December 24, 2025, USPS postmarks will reflect when a payment is processed at a facility—not when it is placed in a mailbox. The county warns this change means that mail dropped off near or on due dates could receive postmarks after deadlines and result in late penalties.

Residents are advised to mail payments several days before each deadline or consider alternative methods if paying close to due dates. The county recommends using online payment systems, phone payments, bringing checks directly to counters at the Government Center, or using its drop box for last-minute submissions.
